“Do I need planning permission for home alterations?”

For internal alterations a planning application is generally not required. A planning application may be required if your home is listed or in a conservation area. External alerations may require premission.

Building warrant approval is required for any alterations made to your home.

“How much does it cost?”

The fee for architectural drawings can vary depending on the extent of works required for your home alterations. Contact us for a free quote.

Local government also require a fee when you apply for a building warrant, this fee varies depending on the value of the works to be carried out. The minimum fee for a value of works up to £5000 is £100 this fee goes up £15 for every additional £500. Fee scales are available on local government website using the links on the right.

Planning application fees for alterations is £160 where required.

“How long does approval take?”

Building warrant drawings can normally be prepared within 1-3 weeks following a survey. Once submitted to the local government building control department approval is normally expected within 4-6 weeks. This can vary depending on the works required.

Planning permission applications are normally decided within 8 weeks.

No works should start until approvals are in place.

“How long does my approval last?”

Planning permission for alterations (where required) are valid for 5 years, your works should be completed within this time period or your approval may become invalid.

Building warrant approval for alterations last 3 years. In some instances an extension may be granted. Remember to apply for your completion certificate once works have been completed.
